The Client
In commercial real estate, price comparisons (comps) are hard to come by. Unlike residential real estate, there are no public MLS listings showing what's on sale or for lease, the price per square foot, or a building's amenities. Commercial brokers have to be well connected to share that information with each other, and most of it happens over email.
The Ask
Commercial real estate broker Chris Crabtree saw an opportunity to build a platform making comp trading easier between brokers. He was already working with the agency Mutations Ltd through Growth Accelerators, where Jeff Starr is a partner, and when the project needed UX expertise, it came to us. He arrived with a vision and a PowerPoint presentation containing mocks he'd made within PowerPoint, and needed an interactive prototype he could bring to investor pitches.
Working with Liana Ris on project management, we set out to turn his PowerPoint concept into something VCs could actually experience.
The Process
The designs and interactive prototype were built in Figma. The client requested two demonstration videos: one showing how to explore and find comps, other brokers, and analytics; the other showing the process of trading comps with another broker.
One master design, plus one for each side of a trade
The map is central to the app. It's where you find comps to trade, explore the landscape, and discover other brokers, so we wanted to make sure we got the map and its filtering right. We created several iterations for the filtering interface: a drawer approach, a top bar, and a full-page search. We went with a bottom pull-out drawer, putting the most-used filters at the top where pulling up reveals all options.

Videos were edited in Adobe Premiere Pro to create polished walkthroughs for investor presentations.
The Outcome
About two years after we worked together, Broker2Broker secured funding and came out of stealth with a working product. The announcements page keeps the story going: the app is patent pending, and in late 2025 the pilot program went live with real brokers in the East Bay.
